Additional Zone-specific Standards - Accessory Residential Unit (ARU) - Primary Use Non-Residential

  • An ARU accessory to a non-residential use shall not exceed 850 square feet of gross floor area including basement floor area.
  • The floor area of an ARU accessory to a non-residential use shall be exempt from Floor Area Ratio (FAR) and maximum floor area calculations.

Section 1: Site Development Standards - Maximum Site Development Amount

  • For a Gross Site Area (GSA) less than 3 acres, the maximum site development is calculated as GSA(0.11) + 5,619 square feet.
  • For a GSA equal to or greater than 3 acres, the maximum site development is calculated as GSA(0.04) + 15,007 square feet.

3.2.4. Rural-3 (R-3) Physical Development Standards

Standards applicable to physical development in the R-3 zone are provided in this subsection. For additional standards, refer to the referenced division or section where a cross-reference is listed. All standards in Article 5 are applicable unless stated otherwise.

3.2.4. Rural-3 (R-3) Intent

  • Desired Future Character: Development, use, and conservation in the R-3 zone should be located and designed to respect property rights, allow for wildlife permeability, and preserve scenic viewsheds. The maximum density of the R-3 is defined by existing property rights, with residential use being preferred.
  • Existing Character: The R-3 zone generally includes rural subdivisions and neighborhoods with lots of 6 acres or less that are used for a single-family dwelling.
  • Comprehensive Plan: The R-3 zone is primarily based on the vision for conservation subareas identified in the Comprehensive Plan's Illustration of Our Vision chapter.
