<h4>B. Base Site Area</h4> <p>Base site area is used to calculate many of the fundamental requirements of the LDRs, such as density, landscape surface ratio, and floor area ratio. Base site area is equal to gross site area minus the following:</p> <ul> <li>All land within existing road easements and public road rights-of-way.</li> <li>All land between levees or banks of rivers and streams.</li> <li>All land within lakes or ponds, when the sum of the surface area of the ponds and/or lakes exceeds one acre.</li> <li>All land which has been previously committed as permanent open space in accordance with the standards of these or prior LDRs.</li> <li>50% of land with natural slopes greater than 30%.</li> </ul>
